How To Stage My Bathroom

 The bathroom is a key room that buyers focus on. Home Staging is an important step when selling your home.  You really need to set yourself apart from the pack and you want to do that by putting your best foot forward! The bathroom is one of the most used rooms in a home and it is a hot spot for buyers.  Buyers want to see an amazing bathroom – updates, clean and perfect! Home Staging can really set the scene for those buyers and create that picture perfect bathroom. 

Here are some simple ways to Stage your bathroom :

 

Paint those walls in a neutral tone.

A fresh coat of paint goes a long way and always make a space look and feel clean.  Plus a bathroom is a small space so if you are doing the painting yourself, it isn’t a huge project.  But be sure to tell your paint supplier that you are painting a bathroom that way you will get the right blend of paint.  Opt for a neutral tone.  It is more universal and is appealing for most buyers. 

I recommend choosing a neutral tone that works with the current tones in the house.  So if you have beige walls opt for a tone with a warm undertone a cream or even a very warm grey would work.  Don’t start a whole new look, colour palette and style in the bathroom – it will chop up the house.

 

Lighting, you want to make sure you have enough!

Task lighting over the vanity and recessed lighting are key! Make sure your bulbs are as bright as possible and in working condition (that goes for the whole house).

Accessories really make a difference and are an affordable way to really set the scene.

Small fake plants are a nice touch. There are many plants that are artificial but you can even tell! Choose a plant to place on your counter top or on another surface you have such as a shelf, toilet, edge of a bathtub.

 

 
I love candles in a bathroom.
I think it gives the space a serene feel and they smell great! Beautiful candle holders, or just candles on their own are another great layer to add to the bathroom accessory list. You can have one large or a grouping of smaller ones. Choose something you love. 
 
 
 
 

Art is a nice touch as well.

Somewhere in the bathroom you will likely have a bit of wall space for a small piece or two. Add something that goes nicely with your previously selected colour palette. It doesn’t have to all be the same as what you have but something with a hint of consistency will blend beautifully into the space. 

 

 
 
Small trays for jewelry and personal items are a functional and pretty option to keep on the counter top. Choose something shiny!  Maybe something that matches the handles in your bathroom such as gold, chrome or brass. The continuation of similar metals makes your space look well thought out, and very harmonious.  
But don’t leave too much jewelry on display or anything really expensive!
 
 

The key is to repeat a colour.

 
Having 7 different colours, patterns and textures may seem like a good idea, but it will likely just have an eclectic feel. Try to use some consistency and repeat an accent colour you have already started with.
 
 
And of course, the easiest thing to do – is give that bathroom a really good clean!
For anyone looking to sell their home, staging your bathroom it really sets the scene for buyers.

We Answer Wednesday: How to add extra storage to a bathroom (without a renovation)

“We live in a small house and the whole family shares a bathroom.  We are managing just fine but the clutter of everyday stuff is getting to me.  What can we do to add some storage to our bathroom and not take on a renovation?”

 

The bathroom is a busy place and every high traffic area has a lot of stuff collecting everywhere but there are some things you can do to at least keep it under control.

We suggest taking a look at the type of clutter and where it is.  Counter space in a bathroom can often get overwhelmed with products and more and it can lead to spills and just overall disorganization.

 

Baskets.

Can keep things look neat and tidy but still at your finger tips.  We often recommend baskets when we stage homes as they are easy to hide and bring out when you need them.  But for everyday, there is no problem with baskets that are ‘out’ – just having your items tucked away in a small basket keeps things looking (and feeling) organized.

 

 

Another great way to use baskets is hanging them – it’s pretty and pretty practical.  That space over the toilet is often used for decor purposes but make it functional. These basic baskets (in a coordinating colour) hung on towel racks are a great way to keep everyone organized, so smart!

 

Towel racks.

Think about relocating your towel racks to a location in the bathroom that will allow you to use the other wall space for more small storage. Hanging 2 smaller towel racks on the back of the door makes so much sense and it gives you more room for other important storage pieces and ideas.

 

 

Floating shelves.

We highly recommend that floating shelves in your bathroom be the small colour or close to the same colour as your walls – this will keep them from looking and feeling bulky in the space.  A floating shelf is ideal for items that you need easy access to like towels or toilet paper.  Adding a few decorative items to an open shelf makes it more pleasing to the eye.  But matching baskets to contain smaller pieces is attractive, too.

 

 

Small storage pieces.

If you move your towel rack you might be surprised to find some wall space that would work for a small storage piece.  We love the idea of a tiered or ladder shelf, the piece itself isn’t bulky and it offers lots of storage for everyday items.

        

 

Hooks and hangers.

Keep your towels (used ones) organized with hooks on the wall.  For your children keep the hooks at their level – this will mean they can hang up and tidy up on their own.

 

 

Closed storage piece.

We have looked at a lot of open shelving options but if that won’t work for you look into a piece with doors (aka closed storage).  Chances are you will be able to find something that works with your current vanity – it really is best to have something similar we want consistency and flow. Look at the image below – this is a whole set.  It looks clean and streamlined not bulky and messy.  This is a great spot to hide medicine, creams, personal grooming items and more.

 

Don’t forget about the interior of our vanity for storage….

Try using a kitchen utensil holder to organize costume jewelry or even make up

 

 

Baskets inside of your vanity are very effective too.

 

 

A Lazy-Susan isn’t just for the kitchen, we love it for inside of a cupboard.  cupboards can get cluttered an disorganized very easily.  A lazy-Susan will help with organization, maximizing the space and gives you easy access. Or even just tiered shelving for inside of a cupboard – try the kitchen organizing department.

 

 

Lighting.

A dark room any room will always feel smaller so be sure to check on that lighting.  Are your bulbs working? Are they bright enough? Can you add more bulbs? Think about updating a fixture with more bulbs to add more light if you need it.

 

Paint.

A fresh coat of paint can do wonders.  A small space like a bathroom would be a great weekend job for painting and with the right colour you can really brighten up that space.

 

Easy updates can make your bathroom look and feel like new!

We Answer Wednesday – Quick Bathroom Updates

“I am in need of a makeover for my bathroom.  I don’t have a big budget so I cannot renovate but I need some quick and easy ideas to freshen up my bathroom.”

 

The bathroom is one of the smallest but also one of the most used rooms in the home.  A renovated bathroom can be costly and time consuming but you definitely have some easy updates that are quick and affordable that can really make a splash!

 

Try working with the colour scheme in the bathroom instead of against it.

  So if you have coloured tile – add some complimentary colour in there.  If you fight with the colour or ignore it – you won’t get the end result you want!

 

Change up the textiles

– easy and affordable! So add a new shower curtain and liner, add some new towels too and maybe even a bathmat! Stay from toilet covers…

 

Add some fresh bling

– so switch out your old cabinetry hardware and add some new knobs or handles! This is a quick change but it really makes a difference (this is also a great update for a kitchen). If you are handy, you could even update your towel bar an toilet paper holder.

Switch up your mirror

– adding a new mirror with a decorative frame will instantly freshen up your space and give it a custom look and feel without the custom price tag! If your lighting is looking a bit dated (and you are handy) consider updating the lighting as well.

Add some accessories

– a plant, some art, candles, new soap dispensers – easy updates that make the space feel and look new again!

If you are looking to take it to the next level, consider paint!

It’s a small space so it would be a quick weekend job but be sure to get the right paint so let the salesperson know that you are painting a bathroom.

Sprucing up your bathroom is also a great idea if you are considering selling your home.  When we stage bathrooms we like to keep them clean and clutter free but also styled in neutral tones and add some accessories to set the scene.

The 6 Best Props To Stage Your Home

When it comes to home staging – yes, there are a number of items that must be removed from the home such as personal photos, collectibles and of course, excess or bulky furniture.  But there are certain props that really enhance the look of the home regardless of the age or decor style.

These 6 DIY props can add memorable details and welcoming feelings to buyers and just help to set the scene and really make your photos stand out from the other houses for sale.

Books –

Too many books in a book case (or piles of them in office spaces and bedroom) can look junky and sloppy BUT sets of hardcover books can really complete the look of shelves or stacked on a coffee table. Check out garage sales or used book stores for affordable options be sure to check the condition of the spine (and check to make sure they don’t have a musty smell).  Stay away from controversial topics and titles.  We always look of books that are medium to large in scale, hard cover and in good shape.  Colourful spines can add a splash a colour to a bookcase or coffee table.

Bookcases are great for book storage but when it comes to staging you want every space to feel light and airy.  Full bookcases add a lot of bulk and heaviness to a room, so do a pre-pack of you books and leave your nicest ones on display.  Stack them creatively, play with colour and add some simple accessories.

Bowls of Lemons –

A big bowl of bright fresh lemons is a simple way to add some colour and a feeling freshness to a space like the kitchen or as a dining centerpiece.  Use decorative lemons – they last longer plus you get that brilliant yellow colour.  Why lemons? Well, no one is ever tempted to bite into a lemon.  And yes, I have found bite marks on several occasions in our decorative fruit especially apples but some pears too.  Use a bowl that works with your decor style – long, lean glass works well for contemporary spaces, wood or pottery looks great in a rustic or country home.

A low profile bowl with lemons really allows one to see that bright splash of colour.  This looks great in a kitchen, on a kitchen island, a dining table or even a coffee table like the image below

Plush towels –

New towels always look amazing in a bathroom.  Towels like everything else age, they are fine for every day use but when it comes to show casing your home old towels will just make the bathroom look tired and stale.  Aim for that ’boutique’ hotel look with clean, plush, white towels.  If your bathroom is already entirely white choose a grey or brown tone something that will give some contrast to the space but keep it neutral.

These white plush towels add a softness to this bathroom.  Bathrooms are full of hard surfaces like tile, cabinetry, porcelain and more…so adding some softness gives the room some balance.  The white towels in this bathroom also give a spa like feel

Large Painting –

This is probably a bit tougher to locate but try home decor stores or even online – the results are incredible!  Choose a large painting with soft tones (colour is fine but aim for softer hues).  We recommend a simple landscape (they are soothing) or just abstract with soft and blended brush strokes.  This will certainly make an impact but it won’t be alarming.

This living room with the large landscape art piece makes an impact but is still soothing and peaceful which is a great quality in a home.  The colours are soft and the blue tones are also used in the decor.  Large art pieces look great on big walls like the one here but they also look great above a fireplace or in a dining room above a sideboard

A Pair of Matching Table Lamps –

Take a look in any home design and decor magazine, you will always see matching pairs of lamps in a room.  You might be staging your home on a tight budget but you can’t have it looking that way!  A pair of matching table lamps will give you a designer look without spending a bundle.  Place them in a room where they can both be scene – flanking the sofa in the living room or flanking the bed are easy  ways to do just that and it makes a big impact!

This image shows the impact of what some beautiful matching table lamps can do in a room.  The reflective surface of these lamps adds some great light in the room too.

Plump Pillows –

Pillows really add extra dimension to decor and home staging.  Look for pillows with some colour, texture and even print.  But stay away from stiff or flat pillows and of course, going over board with too many pillows.  Pillows should enhance the look of the space!  Decor pillows look great on sofas, accent chairs and also beds and benches.  Be sure to ‘pump up’ those bed pillows too – volume from pillows adds a sense of luxury and comfort.

Seen here: there’s a mix of colour and pattern.  The turquoise makes a statement in this neutral tone room.  some home stagers may disagree but this colour choice brings life and a brightness to the room but be sure to carry this colour into other rooms as well to keep a fluid feel

In summary…putting it all together…

This neutral bedroom has a great mix of neutral tones – white, black and shades of beige.  The bed looks fantastic with the layering of pillows that are plump – bed and decor pillows.  The lean bedside tables and lamps match and fit in the space beautifully.  This is a  great example how to stage a bedroom in neutral tones, some texture, matching pieces, art and even flowers.

Stage (and Sell) My Cluttered House!

Owning a home is a lot of work and selling a home is even more work!  Without even noticing we start to accumulate more stuff than we even realize. Some stuff in closets, in the spare bedrooms and in the garage or shed, before you know it you have quickly filled your home to the brim and now it’s bursting with all kinds of things!
Unfortunately, all of this stuff can really get in the way when you decide to sell your house.

Buyers want and need to see the full potential of your house to picture themselves in it, but that can be difficult to do when it is covered up in your things – no matter how important they may be to you.
This is a situation home stagers see all the time. You do not have to suffer from a hoarding condition to have a cluttered home. A surprising number of people need help tackling the clutter so they can sell their property.

Selling a cluttered home is hard due to the fact that many people do not have the necessary vision to see beyond it. Appearance is critical in real estate sales. Luckily, there are solutions, things you can do now to make your home look its best and sell more reliably.

15 Quick De-cluttering and presentation tips

 

  1. Minimize the amount of furniture in each room to make your home appear larger.
  2. Make sure all high traffic areas are kept clear.
  3. Move things like exercise equipment that don’t belong in a family or living room.
  4. All closets should be thinned out.
  5. Everything but the bare bone essentials should be removed from kitchen and bath counters.
  6. Get rid of old unsightly plants.
  7. Put away excess nick knacks, family and pet photos.
  8. Get rid of old magazines and newspapers that are just lying around.
  9. Clean up bookcases of clutter and arrange books neatly.
  10. Organize wires coming from televisions and computers around the home so they don’t look unsightly.

Have a lot of stuff? Rent A Storage Space!

One of the best tips to sell a cluttered home is to rent a storage space. This may be the most straightforward solution out there.  If your home is cluttered, consider a storage unit rental as a very small investment that could yield a considerable increase in your sale price.

Rent a unit that is plenty big enough to store all of your non-essentials. You can keep the couch and the television, but your collection of comic books or elephant figurines may be better off in storage until your house is sold. The idea is to create space for buyers to envision themselves living in your home, so anything you can remove to allow for that, is probably a good idea.

Storage units are usually inexpensive, charge month-to-month and typically offer climate-controlled options. Go for a storage provider that emphasizes security, because your things are worth protecting. Any good storage space will make security part of its operating procedures, so it should be easy to find a provider that is serious about it.

Can’t afford a storage unit? Try asking friends, family or neighbours if they could store some of your items….

 

Get Rid of Your Clutter

While storing things you want to keep is an important part of how to sell a cluttered home, you also want to get rid of things you don’t intend to keep. Preparing a home for sale is the perfect opportunity to discard unwanted items. There are many of us who have a problem disposing of things that we don’t use on a weekly or even a monthly basis.
Often times many of the items we end of holding onto have some kind of sentimental value. Psychologically it makes it harder for us to get rid of these things. The first step of course is to overcome that fear of saying good bye to something you have held onto. There are also some folks that hoard even what would be considered by most people to be “junk”.

If you have items in your home that will not be coming with you and you need to get rid of them one of the best solutions is a company like Junk Squad or 1-800- Got Junk. These companies will come out to your home and haul away any of your unwanted clutter. Big or small it doesn’t matter. These companies will take just about anything. Pricing will be dependent on what you are getting rid of. The cost will be impacted by the size and weight of what you are getting removed.

Another great way of getting rid of things you no longer need or want is to give them away to charity. Old clothes, coats and shoes are the perfect thing to give to a charity. Not only will you be putting a smile on the face of someone who really needs it, your home will look better in the process. Some folks also like to have a yard sale as well to get rid of excess clutter. As the saying goes one man’s junk is another man’s treasure.

 

 

Get A Professional Cleaning

Depending on your personality, this may be a difficult move to make – even if it is a small thing. Some people take pride in keeping a clean house, and many have spent years working to ensure that their homes are spotless.
However, unless you happen to run your own cleaning service, you will probably benefit from the skills of a professional.

While a professional cleaning really doesn’t necessarily get rid of clutter it can dramatically change a home’s final appearance after you have tackled the heavy lifting and removed the bigger items from your home.

Some cleaning companies specialize in prepping houses for sale, and can do an amazingly in-depth cleaning job in a short amount of time. Once you have removed as much of the clutter as you can, bringing in a cleaner is the next best step to get your home ready for sale. From carpet cleaning to dusting the mini blinds, they can whip your home into shape – making it stand out to buyers through pictures and in person.

 

Presentation

Now that the house is clean and de-cluttered, it’s time to work on the presentation.  You want the home to look its best in photos and for showings.  Even if you don’t have tons of updates that buyers are looking for doesn’t mean that you can’t feature other aspects of the home like floor plan. Lighting, fireplace and more…

Create vignettes that highlight areas of the house that buyers might be attracted too like a mudroom, fireplace, and wide entry

Think about adjusting the furniture arrangement so that the rooms have better flow and show off the space and functionality. Ask a friend or neighbour for their honest opinion or hire a home stager

Add some accent pieces with colour like pillows, flowers, towels, shower curtain, art, etc…To spruce up the space!  This makes a space look better in photos and in person.  If you can’t afford new items ask a friend or family member if they have anything you could borrow!

During showings (and your photos) have all the curtains drawn back -letting the light in and have all of the lights on!

For extra oumph!  Bake some cookies or light some candles for a welcoming and warm feeling !

If you’ve got a tight budget to prep your home for sale, don’t fret – make it look the absolute best that it can! And be realistic when working with your realtor when it comes to pricing and comparisons.

Paint Colour Concept for the Whole Home

When it comes to a paint colour concept you really need to think about the whole home.  We just finished meeting with some clients earlier today to put together their paint colour concept – they have hired a painter to start later in the week and during our paint consultation we discussed the idea of a paint colour concept for the whole home – even though they aren’t thinking of paitning the entire home at this stage.

What is a paint colour concept?

Basically it is a plan with a series of colours for the whole home.  The colours all work together even though they may be different – there is a fluidity to the whole look, so as you walk through the home room by room the colours will work in a cohesive manner.

You may not be ready right now (for a variety of reasons) to paint the entire home now but if you have a plan you can focus on the rooms to paint now and still know what the overall look and feel of the space will be.  Be sure to record and file all of the paint info – so brand, name and code – you can refer to it when you are ready to paint the next set of rooms.

What to know when making your paint colour concept?

You really need to understand the lighting in your home.  Which rooms have a lot of light (natural or otherwise) and at what time of day.  Paint looks different in different lights – natural vs artificial, it also looks different depending on the amount of light and time of day.  So we always suggest to clients to paint test swatches on the wall and take a look at them at various points in the day.  Be sure you like the colour at all times of day before fully committing.

Our clients wanted a light and airy look with some ‘beachy’ inspiration without going too literal – their furniture is most neutral (think light warm grey sofas and coffee hardwood floors).  the home is an older home with original interior doors and baseboards, they wanted to maintain that character but give the home a fresher and more current feel.

Here is the paint colour concept we put together for our clients:

Benjamin Moore ‘Balboa Mist’ OC-27 is perfect for their hallways and guest bedroom – it is a soft and warm grey tone and it is one of our favourites to work with.

Benjamin Moore ‘Stonington Gray’ HC-170 is another favourite of ours – it is a true gray that adds some really pigmentation on the wall without being too deep and it has a great freshness about it too.  This is for the dining room (and will be paired with a farmhouse inspired table)

‘Silver Half Dollar’ 2121-40 by Benjamin Moore is a colour that’s really inspired by the beach (not just in name). We chose this for the living room – it is one of the brighter rooms in the house and they wanted a bit more colour in the room that they spend the most time in.

There master bedroom is on the top floor in an attic space – so the sloped ceilings add architectural detail to their master but the ceilings are also a bit lower – so we opted for a light and airy white.  This is a clean and calming tone for the room and offers with great contrast to the dark coffee floors plus this means they have a lot of options for accent colours in bedding and more  – We selected ‘White Heron’ OC-57 by Benjamin Moore.

The homeowners  are happy with some of the existing colours in the home – such as the kitchen and bathrooms (so previous owners must have really focused on where to spend their money when prepping the home for the resale market as the bathrooms and kitchens all had a fresh coat of paint). So we worked with those tones along with their own tastes to create a a whole home paint colour concept.

Home Staging Advice

Home Staging Advice is my speciality! I love staging homes and I love helping sellers get their home ready for the resale market.  It’s amazing to hear everyone’s Home Staging success stories!

When it comes to home staging every property has different needs but the basics that you need to address are the same. Your relationship with your real estate agent (if you are using one) is also really important.  You want to make sure that your agent understands your competition in the market place and that your home is positioned in a competitive way.

 

My Home Staging Advice is to address theses 7 basics:

  1. CLEAN AND DECLUTTER
  2. MAINTAIN
  3. REPAIR
  4. DE-PERSONALIZE
  5. NEUTRAL
  6. UPDATE
  7. STYLE

Start at the top of this list and work your way down.

Let’s start with Clean and Declutter –

Give the house a really good up and down thorough cleaning.  This is a good start.  A clean house feels amazing and everyone loves the feeling of a clean house.  You can do this yourself or hire a professional.  But this is a must! Go through all of your junk – old clothes, old boxes of random things, books and more….unload what you no longer need – this will lighten up the feeling in your space (and your mind, too – clutter is a source of stress), make moving easier and less expensive and the overall look of your home and storage spaces will improve (buyers are looking for storage so you don’t want the closets to be chaotic!)

 

Maintain

This is important because a maintained house is a house that has been cared for. When a house is cared for buyers sense that and they have some real peace of mind. So start with small things like leaky faucets, loose door knobs, burnt out light bulbs….Go through your house (or ask a close friend or a professional home stager) with a fine tooth comb and tackle those details!

Repair

So this falls under the same umbrella as ‘maintain’ but this is for larger issues like a broken appliance, a cracked floor tile, electrical outlets that don’t work.  A home in disrepair tells buyers that this home is a mess and needs attention (and if there is an offer, it won’t be a good one). So be sure to take on those repairs before hitting the real estate market!

De-personalize

By removing your personal items, memorabilia and style from the house – this really allows buyers to ‘mentally move in’.  You will be taking your personal items like family photos, religious pieces and collectables with you anyway…so think of this as a pre-pack. You don’t want buyers to feel like visitors during a private viewing or open house, you want them to feel at home.

Neutral

This is closely connected to De-personalizing the space.  When we move into our home we get creative with colours, wall paper and other decorative elements but when it comes to home staging you really need to tone that all down and go neutral. Especially on the walls! Paint makes a huge impact on the look (and feel of a house) so a fresh paint job in a neutral tone is a great idea (and a good investment).

 

Update

Please don’t be thrown off by this….update doesn’t mean renovate. Small updates can make a whole home feel fresh and new again. How many updates and what you update- well that’s a conversation to have with your real estate agent. Remember what we said about being competitive? Your real estate agent can let you know what your competition is offering in the price point, so certain updates may or may not being worth it. Changing up light fixtures can make a huge difference in a home, new hardware in the kitchen and bathrooms, new carpet (or professionally cleaned carpet), stone counter tops….be sure to have a chat with your agent so you are competitive!

Style

This is a the pretty part and it makes a huge difference it how the house present in your photos. A house without any style or decoration just looks sad. You want your buyers to feel happy when they are walking in the property. So proper scale and positioning of furniture is important and then add a little something.  For some of my favourite Home Staging props, Click here.  But add some accent pillows to the sofa (new ones that you can use at your new place!), a few decor items on coffee tables and/ or fireplace mantle, art and fresh flowers and/ or bowl of fruit.  And be sure to always make the bed.  You don’t need all new furniture or decorative accents to make your home look it’s best, just follow our home staging advice.

 

Remember that home buying is an emotional experience so make buyers feel at home and at ease. Let them mentally move-in … Home Staging shows off the potential of the home and helps your property stand out from the rest. A staged home never sits for long!

Selling, Staging and Smells

Bad smells in a home do not help when selling a home. I stage home so agents can sell them but one obstacle that we come across often is ‘smells’.

I just completed a home staging consultation for a client who is selling her home.

This seller has worked very hard to remove the clutter and make the needed (and necessary) updates to her house like flooring and her property is looking great!  The house has a lot of potential and the seller is really doing her best but one thing we could not get past – was what I decided to blog about today…

SMELLS

The seller has 2 cats and 3 children and like any other busy household there’s a lot happening.  When it comes to selling your home – you can update as much as you like and follow the home staging steps but if that house comes with smells? Buyers will be turned off immediately.  It’s so important to figure out what is making your home smell and how to deal with that (or those) smells.

WHAT CAN YOU DO TO TACKLE THE SMELLS IN YOUR HOUSE?

Hopefully you have identified what the smell is (and don’t be embarrassed – all homes have smells).  There are different strategies to deal with each type of smell.

  • Stale air:

  • this can happen in a house that has been ‘closed up’ for the winter season or a vacant home.  It happens to most homes and it’s easy to deal with.  Open up the windows and let in that beautiful fresh air.  It is an instant refresh to the entire home and it doesn’t take long.  I suggest opening up all the windows and pulling the blinds up and the drapes back and let the air (and the light) in!

  • Regular garbage removal:

  • Don’t let the garbage pile up! Be sure to take out the trash daily – kitchen garbage, bathroom garbage and baby nursery garbage (that Diaper genie can fill up fast) all add to the smells in a busy family home, daily removal will keep the smells down.  As an added step, spray the empty garbage cans with a disinfectant (that can help too).  If you waste bins has any food residue (or other residue) give them a good clean with soap and hot water (not daily but every so often – this helps keeps the odours at bay).

  • Cat litter clean up:

  • This is a smell that really turns off buyers, so clean that litter daily! The ‘cat’ smell is a strong one and can really take over a house.  If the cat litter is located in a very visible space and a room that buyers will frequent like the kitchen, bathroom or laundry …try relocating it to a more discreet location like the basement (if possible).  For dog smells, a good carpet cleaning really helps.  Pick up after your dog from the front and backyards.  Before you hit the market – getting your pets groomed can make a huge different in their odour but also excess pet hair that can get on everything!

  • Mold and Mildew:

  • This happens is wet areas like bathrooms and in the early stages – it is pretty easy to deal with.  A good scrubbing with a bleach cleaner will do wonders.  A professional cleaning can do a great job if you are pressed for time.  A mildew smell and musty smell in a bathroom just isn’t a great impression on buyers.  If the problem is really out of hand and can’t be handled with a good cleaning with the right products – consult a contractor as there could be bigger problems like a leak behind a wall – you will want to deal with that before you get on the market.

  • Add some natural scents to the home:

  • Ones that are pleasing and not over whelming.  I recommend natural scents like baking (cinnamon in a pot of boiling water with a dash of vanilla is so easy and smells great), odour-eater sponges (have them out discreetly) can capture unpleasant smells. A lot of plug-ins and potpourris can be overkill and the smells can be a bit chemically.  But this is an easy and natural alternative – Lemon, Vanilla and Rosemary Stove-top Potpourri

We all have smells in our homes but when it comes to selling we need to be extra careful not to have our house smelling ‘funny’ or ‘off’ – it is a huge turn off for buyers.  Your home may look great but if it smells – that won’t matter. 

If you are selling – get the opinion from friends, family and your agent and tackle those smells before hitting the market! Honesty can be tough but selling a smelly house is tougher!

“We are selling our home and moving to a new city due to a job transfer.  I know home staging sets you apart from the competition.  We want to sell quickly and make the move to the new city easy.  We are on a tight budget, do you have any quick, easy and low budget home staging tips to share?”

 

You are absolutely right! Home staging sets you apart from the other homes on the market and you want to stand out in the crowd especially if you are in a market with lots of competition.  Every style of home can benefit from home staging.  Home staging can get you more money and help you sell faster, so the extra work to get the home prepared for the market will be worth it in the end.  Less time on the market means you can move forward with your new chapter in life without the extra stress and worry.

There are lots of quick and easy, low cost (and no-cost) staging tips. 

Here’s what we suggest:

– Clean.

I’m sure your home is clean but is it spit shine clean? Really get in there and clean that house.  Give it a good scrub down.  Buyers will notice and the home will feel great.  There is nothing like a super clean home.  Having said that, pay attention to the scent of the home.  You don’t want it to smell like harsh chemicals of bleach – that can be a turn off. Stick with scents like clean laundry, vanilla or cotton.

–  Repair.

This may cost a bit, it depends on what needs to be repaired and how handy you are.  Any burnt out light bulbs? leaky faucets? cracked tiles? chipped paint? You need to spend a bit of money here to tend to these issues.   Has it been a while since you painted the house?  You might want to consider a paint job – a fresh paint job goes a long way and make a huge difference! Over look these repairs or just leave it? Buyers will think you maybe left other issues unresolved, bigger issues. If there are too many repairs to pay for and maybe you don’t have the time, consider that when pricing your home with your agent.

– De-clutter.

We all have junk.  Since you are moving anyway this is a great opportunity to lose some weight.  Go through your stuff and get rid of what you don’t want/need you will be surprised how much you can accumulate in a short period of time.  Go through everything – drawers, closets, cabinets etc.  Don’t spend the time, money and energy moving to the new place to just to toss it – get rid of it now.  The house will feel lighter. Plus when buyers see clutter it is a stresser and it sends a message that there isn’t enough storage (one of the top things buyers are looking for is storage).  One area to really pay attention to is above the kitchen cabinets – don’t store anything up there, it’s distracting and looks messy (even decorative items) and bathroom counter tops, we tend to ‘collect’ soap, lotions and more. Clear off surface spaces – kitchen counters, your coffee table, end tables, kitchen table, desk etc…Clear out the clutter!

– Pre-pack and depersonalize.

You know you are moving , so pre-pack certain items that you know are going to come with you.  For instance family photos and collections – we don’t want them in the space because they personalize the space – you don’t want buyers to feel like they are visiting, you want them to mentally move in – your memories will block that from happening.  Collectibles should also be packed up – again they are personal plus they can clutter up the space depending on the size of the collection.  Have a lot of art or books? A few are fine but if you have too many they can add bulk to the room making the space feel cramped, so pre-pack some of those pieces (at least the ones coming with you)

 

– Let there be light!

Pull back the drapes, clean those windows and be sure to replace burnt out bulbs or up the wattage.  Light makes a huge difference in a space.  If you have a dark room, add some table or floor lamps. When it is time for your photos, be sure to have your lights on – over head, task lights all of your lights – it looks so much better in photos! Take a look at the two images below – image 1 has all of the lights on – even though they have beautiful natural light streaming in from the patio doors and window.  Look how bright the room is. Image 2 – no lights on at all.  The light from the window just isn’t enough.  Yes, it is a beautiful room but it looks a bit dull without the lights on.

 

         

– Curb appeal.

Make sure the exterior is maintained, it’s your home’s first impression.  So trim the grass and hedges.  Make sure exterior lights are in working order.  Is the address plate visible and in good condition? Does the door bell work? Shovel or sweep the porch and walkway/driveway. These details are important.

 

– Set the scene.

This is the fun part and the creative part. Use magazines as your inspiration -make the bed and make it look inviting like you would see in a chic hotel.  Have a great dining room space? Set the table to help buyers visualize entertaining in the space.  Add a touch of colour in the kitchen.  Some flowers or a fruit bowl on the island or kitchen table make the room look fresh. Take a look at your furniture or better yet get a friend to help – is there too much? Is there flow? You may need to re-arrange some pieces, so try to find a way to create a comfortable set up that encourages conversation but also shows off the space.

 

Be sure to keep the ‘creative’ stuff last and follow these steps in this order. Remember, home staging isn’t just about fluffing pillows  – it’s a step by step process to make the home look it’s best.  Buyers are looking for their new home not your old home, so follow these steps and your house will shine!

We have some home staging tricks to share with you! Home staging is a MUST in any real estate market! We have been staging homes for the resale (and new home market) for a number of years now and while styles and trends change there are definitely some tried and true home staging tricks that work every time!

Here are 5 Home Staging Tricks that work (every time)!

 

1. Inviting entry with potted plants or flowers –

This little trick makes everyone feel welcome, it adds a splash of colour and a ‘breath of fresh air’.  The front door is the first impression so you want to start off on the right foot! Be sure to maintain these plants/flowers and keep it seasonal for maximum effect.

2. Extra pillows on the bed and the sofa –

Fluffy pillows have a real warmth to them and they certainly add that element to a living room, family room and bedroom.  Throw pillows also allow you to add an extra design touch to a space – a pop of colour and some pattern make a space look instantly fresh and with a designer’s touch.

3.  Clean white towels –

Ever notice that in boutique and luxury hotels you always see these plush, clean white towels and robes? Well, take that cue and stage your bathroom with some fresh and clean pure white towels, buyers will immediately think of luxury, relaxation or a spa experience – play into that feeling and use it to your advantage. This simple addition will make buyers associate that feeling with your bathroom.

Staging is all about presenting the home in it’s best light, but we want to be sure to make buyers feel like this is their next home not like they are just visiting. By setting the table you are ‘setting the scene’, buyers will be able to better picture themselves hosting a dinner party, entertaining for the holidays or having Sunday family dinner.  It’s another emotional connection made with staging that helps the buyers feel more at home.

5. Add a pop of colour in the kitchen –

The kitchen is one the hot spots when it comes to selling your home.  Buyers want a  clean and current looking kitchen, and they are willing to pay more for a home that has updated kitchens and bathrooms.  But even the most stunning kitchen can look a little flat in the listing photos – try adding a fresh pop of colour, we love a bowl of lemons, yellow always photographs well and it really attracts the eye.  But fresh flowers, fruit bowl, a tray with wine, a colourful tea kettle are all great ideas to add just a little accent to the kitchen without distracting or over powering the space.

We all know that cleaning, decluttering and repairs are needed plus we know that updates in paint, flooring and lighting make great returns and great impressions on buyers.  Current finishes in bathrooms and kitchens are also a hot commodity but there are certain staging tricks that really connect with buyers.
