“My house is hitting the real estate market very soon.  I know we have a great house on the inside but right now in this early spring weather, it’s not looking great.  What can we do to increase our curb appeal when our gardens aren’t in bloom?”

 

You are so right!

Depending on where you live this time of year isn’t the prettiest.  The good news is there are simple things that you can do to show off your great outdoor space. But your home is on the market now and you don’t want to wait until the gardens are in full bloom.

 

The gardens aren’t quite in bloom yet and the garden centers are gearing up for the season but in some areas it is still a bit early for planting.  But the grass is green, so use what you have and make the best of it.  So start with giving your yards (front and back) a good raking.  There is always some dead leaves and branches on the ground – just getting those off the grass will give the exterior a clean look.  Depending on your area you grass might be a bit on the long side.  So give it a mow and you will notice how much neater everything looks.

 

Flowers are a great way to add a splash of colour but because you are selling you might not want to make a huge investment in flowers this spring season plus it is still a bit early for planting.  A great alternative is planters at the front of the house and if you have a great deck space, some planters at the back are a nice touch too. So in these early spring days which flowers can handle this fresher weather? Potted Pansies are a great option – they are sturdy and colourful and if you take care of them, they will last all summer.  A bit of height is a good idea when creating your planters – in the spring we love forsythia – the pop of yellow draws the eye in!

 

Remember these 3 words when creating a planter:

Spill, Fill and Thrill

 

– in other works, have some greenery or flowers that hang over the edge of the planter, have some plants and flowers that fill the majority of the pot (of medium height) and some height – the image below is a great example of a spring planter.

 

Create a welcoming vignette at the front door – this is the buyers first impression of the home so make it count! If you have a porch put out a bench with a pillow for a pop of colour.  Try a wreath on the front door.

Just because it isn’t summer yet doesn’t mean you can’t set the scene for buyers.  So pull out and dust off that patio furniture – maybe this is a bit early than usual but remember you are show casing your home for buyers so you want them to see how they would enjoy summer BBQs and get togethers outside.  So place the furniture like you would if you were entertaining so have a dining area and a seating area. Roll out the BBQ and take off the cover.  Now that the furniture is set up and clean, make it pretty with some outdoor pillows and maybe even an outdoor rug – it creates a welcoming scene for buyers.

 

 

Want to take it to the next level?

For the photos you can set the dining table or at the seating area, set up a tray with a pitcher  – this will help make that emotional connection with the potential buyers who are looking online.

If you have a pool, make sure to have it open and running.  A pool always looks better (and photographs better) when it is blue and beautiful!

If you have incredible gardens or a beautiful flowering tree look through your photos and see if you have some beautiful ‘full bloom’ summer photos to share with your agent – these would be great to show buyers as well.

Other curb appeal factors to look into:

– check all exterior lighting are the bulbs in working order ?
– brush away any cobwebs or other debris that may have collected over the winter
– check the mailbox, is it rusted or loosely affixed to the house?
– does your doorbell work?
– how is the paint on the front door?
– how is the roof?
– sweep the walkways, driveway, porch and decks

Buyers are looking to buy their new home not your old one – so take the time to set the scene and get it sold quickly!

Now that spring is here and summer is soon to follow, it’s the time to double-check your  home staging .
 

Does it capitalize on the happy vibes of the season?

 
 
We hope you’ll take inspiration and ideas from these images, and make the most of the warmer weather inspiration to stage your home so you’ll land a purchase offer you love!
 

‘Summertime’ staging can incorporate a little whimsy without looking goofy. Try some humorous or nostalgic touches in small spaces or outdoors.

How about some silly sayings on your guest bath towels?

Or vintage beach scenes framed in the hallway?

A bench at the front porch with colourful pillows is always welcoming. 

Embrace the beauty of the season and add some of those touches inside and out to create an inviting ‘dream’ home for potential buyers.  But don’t get cluttered and carried away…..

 

Set the scene:

What do you think of when the nice weather arrives…..gardening, pool parties, entertaining, BBQ season…if your home features a large patio space highlight it with furniture and potted plants – set up the BBQ, too – set the scene.  Have a pool ? Open it and set it up – it looks so much better and again it sets the tone and gets buyers mentally moving in….

 

For photos and open houses (private showings, too) set up your patio like you have company coming over (because, well, you do!) This shows off the fun and the function of your outdoor space –  do the visualizing for the buyer.    Same goes for setting up your 3 season porch or wrap around porch – highlight that feature with furniture and accessories!

 

Warm welcome:

Even small touches like  summer wreath of fabric, floral wreath, shells, or bright summer flowers on the front door welcomes people touring your home. Pots of blooming plants near your entrance are a must if you’re working on boosting your curb appeal. You can take potted plants with you when you move, so splurge on pretty containers and interesting plants.

Focal points:

Even though it is the spring – summer market you can still draw attention to features and focal points like the fireplace – the yellow flowers attract the eye, the mirror makes the area bright, the light tones keep everything feeling fresh and big

Use the right colours:

What a peaceful bedroom!  In soft tones and gender neutral!  Some pattern to keep it visually interesting but not overwhelming.  The paint is also neutral but warm – the chair and over sized side table show off the function and size of the room.  The bed linens are clean and crisp

Use nature:

Small summer touches like flowers in any room – even the kitchen can add a splash of fun and summer whimsy!
 
 

 Let the light in:

Pull back those drapes and let the light in!  Open the windows and let in some fresh air, too!

Think ‘beachy’:

‘Coastal colours’ are perfect for staging – they are light, airy and bright.  These tones help create a soothing and relaxing space.  If a buyer has a feeling of calm and serenity they will certainly want to stay longer and tour the home.

Floral planning:

Potted plant and flowers look great!  Think about size and scale to make sure your patio or porch don’t look small and you can clutter outdoor spaces with too many potted plants so keep it minimal and size appropriate.  This arrangement is great because it really compliments the exterior tones of the home – the multi tonal brick with a red base and the black door look great with the deep purples and red tones and the fresh green is a bright pop – this arrangement would also transition well into the fall season.

We all love the summer – it’s light, fun and free so use that amazing summer feel and bring that into your home.  Buying a home is an emotional experience so tap into that and make the most of it!

So Spring is almost here!  Youpeee!  So is the Spring Real Estate market! So are you thinking of selling your home?  Well, if you are one big factor you need to take into consideration is that there will be a lot of competition in the spring market. 

Why the spring? 

Well, the sun is out, the snow is gone (or at least on it’s way out), the grass maybe out and so might the flowers.  Generally our homes show much better too. 

 

So why do you need to stand out? 

Because there is so much out there, buyers have a huge selection and after a while the homes can all start to look the same.

So how can you stand out from the others? 

Try home staging.  Staging is a way to show your home in the best possible way.  Staging is best if it is done by a professional – they know what they are doing, they have experience, they work with Realtors and know what buyers are looking for but they are also an objective eye, they don’t take things personally.  you want someone who can highlight the features of your home, make it attractive for your target buyers and make it look incredible in photos, open houses and showings.

 

Realtors know that a properly staged home will sell faster and for more money.  Why is that?

Because any property that shows well will get a lot of showing requests, the more buyers through a home will likely results in quick offers and/or multiple offers.  when you are in a multiple offer situation, as a seller this means you will likely get above asking.

So what can you do to present your home in the best light?

– Start by decluttering the main areas like the bedrooms, kitchen, bathrooms, finished basement etc…Don’t worry about spaces like the garage.

 

– Give the entire home a top to bottom good cleaning think about getting a professional cleaning for the rugs

– Pay attention to the details like cracked tiles, leaky faucets, touch up paint and this is where an objective eye really helps, we get so used to living in our own space that we overlook all of the little creaks and cracks that a buyer would see.

– Remove the personalize items like family photos and collectibles, you’ll be taking those with you to your next place so think of it as pre-packing

– Updates, you don’t need piles of money to make your home look and feel current, small fixes like replacing old brass or plastic knobs and handles with chrome will really make any space feel more current.  Updating light fixtures and removing wallpaper boarders can make a huge difference.  Adding or updating a dated kitchen backsplash can also make a big difference!

 

 

– Think about getting a fresh paint job in the home.  On a tight budget? Paint the rooms that really need it

 

– Other add-ons, try adding some fresh colour with flowers, or a fruit bowl, or some throw pillows on sofas and beds.

– Make sure the home is well lit, pull back the drapes and let the light in and make sure the light bulbs are all working (replace the burn out ones).  If you have any dark corners in important rooms try adding a floor lamp.

 

 

Selling your home can be very stressful but if it is presented in the right way, you shouldn’t be on the market long….happy selling and happy spring staging!

Well it’s almost spring and the market will be heating up! Want some great open house tips? If you are selling your home you will notice throughout the city open house signs everywhere. You have a beautiful home in a great neighbourhood but how can you make your home stand out from all of the others?

 

 

Here are 8 simple open house tips and tricks :

1 — Aromatherapy.

 

Make your house smell inviting to your guests. You can use scented candles and sprays but some people are allergic and/or feel uncomfortable leaving lit candles unattended. Some great alternatives to creating a welcoming atmosphere – you can bake cookies (the pre-made cookie dough is easy to clean and achieves the same outcome), who doesn’t like the smell of homemade goodies? Or, if you can’t bake, chop up some apples and put them in a casserole dish with some water, cinnamon and sugar. Place the casserole dish in the oven and keep it at a low heat. You do not want to over-scent the home so just use one of these ideas to create that warm and cozy feeling in your home.

2 — Light and fresh air.

 
Open all the blinds and curtains so the house is full of natural light. This is also a great tip if you have a spectacular view such as a beautiful park or maybe even a great panorama of the city. If it’s a nice day open the windows to let fresh air into the house. Wash all windows, especially those where the light will show dirt and streaks. Unlock all the doors and windows so people don’t have to struggle with a lock they aren’t familiar with. Something as small as a difficult lock could deter a prospective buyer.

3 — Selling features.

If you have ever toured a show home, builders often have feature sheets to bring attention to certain details in the home. Why not do the same? Place small sticky notes or typed up signs on things that are unique or may be an incentive to buy your home (i.e. trash compactor, tile imported from Italy, large-capacity washer and dryer included). Make sure your realtor is aware of these features but if there is a rush of people walking through the home, your realtor may not have enough time to connect face-to-face with everyone, these sticky notes will help bring focus to selling features of your most precious asset, your home.

 

4 — A sign-in book.

 
Hopefully your realtor will have one but it doesn’t hurt to be prepared. A sign-in book can give you an idea of how many people have toured your home, it is also an opportunity for potential buyers to offer comments and it is also a great method for you and your realtor to gather some information and contact them later for feedback on your home. Make sure it is placed in a visible area such as the kitchen island.

5 — Signage.

 
Make sure your signage is clean and visible – so brush off the snow or make sure if it has fallen down, you put it back up. Have a topper attached to your lawn sign a few days before the open house ( on Wednesday or Thursday). The day of the open house, make sure to place your a-frame signs in high traffic areas, directing potential buyers to your open house. Put the a-frames out in the morning so people who are out and about notice the signs and hopefully plan to stop by later that day.

6 — Check the calendar.

 
Plan your open house around the lives of your potential prospects. Look to the calendar and the sports schedules to make sure that your planned open house will not conflict with your prospective buyer’s other interests and activities. For example, an open house on Superbowl Sunday is a sure way to not have any traffic through your open house.

 

7 — Temperature control.

 
Make sure the house is not too hot or too cold. Either temperature can make an uncomfortable setting and make potential purchasers head for the door. If your open house is during the winter, have the fireplace on. It warms up the house, sets an inviting atmosphere and draws attention to a wonderful selling feature. If your open house is in the summer, have the A/C on so the house is less humid and again draws attention to the A/C unit in the home.

 

8 — Be prepared.

 
Make sure your a-frames are out and directing people in the proper direction. Arrive early to the home. Sweep or shovel the front walkway. Put your cookies or apples and cinnamon in the oven and turn it on. Open the curtains and blinds. Turn on all of the lights. Set up your sign-in book and get ready for a successful open house!
An open house is a great way to create local buzz about your home.  Neighbours, friends and family can be a great way to spread the word about your home. So if you get a lot of ‘locals’ at your open house don’t get discouraged – they could be a great advocate and indirect sales person for you…
