These days, it seems like we’re always on the run. I don’t know about you, but it’s rare that I have time to sit down and enjoy a home-cooked meal that my entire family loves. But cooking healthy, family favourites doesn’t have to be difficult or time-consuming. These simple tips will give you more time with your family and might even result in the occasional comment of, “Thanks, Mom!” rather than, “Why do I have to eat this?”

Nothing Beats Pizza for Dinner

Although it’s easy to grab a takeout pizza on the way home from work, it’s much more fun to have your kids help design and build their own. You might even consider a family shopping trip to purchase fresh cheese, meats, and veggies for toppings. If you’re not into gluten, you’ll have a bit more work to do, but a homemade, gluten-free crust can be quite tasty. Consider different sauce choices as well, rather than the traditional tomato-based variety. A pesto or alfredo sauce might be a winner with your family. And the best part? You just pop it in the oven, bake it until crisp, and voila! You have the most delicious homemade pizza within minutes.

Healthy Pizza is Possible

The BBC’s Good Food website paints a gorgeous picture of what healthy pizza looks like. Surprisingly enough, the recipes they list aren’t that difficult. The most important part of eating healthy is to buy fresh, wholesome ingredients, like organic tomatoes, basil, peppers, mushrooms, and even bacon to change things up a bit. Following the recipe is a good choice as well, but I’ve discovered making slight alterations to my recipes can really make the meal, especially with picky eaters in the house.  

Other Fun, Healthy Meals to Prepare at Home

Speaking of picky eaters, have you tried the sneaky trick of adding veggies to your kids’ favourite meals? Sometimes it works, and sometimes it doesn’t, but it’s a great way to introduce children to new food combinations and provide the vitamins and other nutrients they need to stay healthy. Mac and cheese with fresh, chopped carrots or peas is a good start. What child doesn’t love mac and cheese?

For a fun twist, why not have the kids help you make zucchini bread with chocolate chips? They’ll learn how to follow a simple bread recipe from start to finish, and they get to clean up the extra chocolate chips they “forgot to add to the bowl.” With all the healthy recipes out there today, it’s not too difficult to find something your family will enjoy eating as much as they enjoy helping you make it.

If you’re seriously interested in a home, get a feel for the things you can’t change: the neighborhood & ongoing home maintenance needs. You should also get critical details such as when offers are due.

If you aren’t totally sure about how the open-house process works, you aren’t alone. Sometimes home buyers visit an open house to window shop instead of taking full advantage of the opportunity to get important details about the home. When you visit an open house, you should have several questions prepared for the seller’s agent and you should have already conducted some research, too. You want to leave this process feeling that you have enough information to make a well-informed decision.

Here’s what you need to know about the open-house process:

Open house etiquette

It may not be a fashion show, but it’s important to leave a good impression on the listing agent. Bringing your business casual A-game will help you look like a serious buyer. Don’t rush – make sure you get a chance to visit each room and get a feel for the look and smell of the place. Be courteous to the agent and don’t be afraid to ask questions.

What to look for at an Open House

If allowed, you should take pictures of the inside and outside of the house. On the interior of the home, you should be looking for uneven floors, water stains, signs of cracks in the ceilings or walls, and mold. On the exterior, you’ll want to see if there’s any damage to outer walls, or if the roof has any tiles missing. If you can easily spot damage to the home, then it might not be worth your time. it’s important to consider that there may be repairs you’ll need to factor into your budget if you decide to make an offer on the home.

How to take the pulse of the competition

Are other prospective home buyers at the open house? How serious do they seem about the process? Are they asking questions? Do they have a checklist? Be on the lookout when you enter the home. These are potential home buyers who might also make an offer on the property.

Make sure you are memorable

You want to try and ensure that the agent remembers you. Building a good relationship with the agent can be key if you decide to make an offer on the home. Tell a short story about yourself, or ask the agent about their family or how they got started in the real estate business. Make a genuine effort to get to know them in the short period of time you spend at the home. Agents are people too, and people remember those who make an effort.

Know which questions to ask

By now, you know that an open house isn’t just a casual gathering of interested buyers, sellers and real estate agents. It is a major opportunity for you to feel out the home while also getting critical information.

You are probably still wondering what to ask at an open house. You should have several questions prepared, as the open house might be the only chance you get to ask them. If the home is a hot commodity, then other potential buyers might be looking to put in an offer soon. You want to get as much information as possible during the open house so that you can make an informed decision on whether or not you want to go forward with an offer of your own.

Here is a helpful checklist of questions to get answered on your open house tour:

  1. How many offers have been made?

You should always ask the real estate agent if any offers have already been made. If there are multiple offers on the home, it could indicate that the property might sell quickly. If there aren’t any offers yet, then the opposite might be true. Real estate agents hope that multiple offers will push up the sales price of the home. Keep your budget in mind — even if you love the home, you don’t want to get into a bidding war with other prospective buyers if the result is an unaffordable price.

  1. Why are the sellers moving?

The sellers could be moving because one of the owners got a new job across the country. Or they could be moving because the home’s maintenance is unaffordable and the repairs are getting more burdensome. Always make sure to ask the real estate agent why the sellers are moving. If they give a strange or off-putting reason, take note. The last thing you want to do is move into a house the owners sold because of bad neighbors, rising crime or failing schools.

  1. How long has the property been on the market? Why?

Learning how long a property has been on the market will allow you to make a knowledgeable offer. Make sure to ask the agent, but also verify their claim with a listing service. It could have been on the market for a while because a previous buyer’s financing didn’t come through. Or maybe the property just went on the market this month and there are plenty of suitors. The context will provide you with useful information that gives you a better idea of how fast you’ll need to take action and how competitive the offer process might be.

  1. When was the house built? Has it ever gotten any updates?

You want to make sure that you know when the home was built and if there have been any updates or renovations. Check on key features of the home, such as the roof, piping or electrical wiring. If you are purchasing an older home and there have been no recent updates of these features, you should be wary — you might have to make those repairs at significant cost in the near future.

  1. What are the costs of utilities?

Too often, utilities are an afterthought in the home-buying process. But this is a property you are thinking about living in, and that means you’ll need lights, running water, heat, air conditioning and working sewer pipes. Ask the agent if he or she knows a ballpark of what utilities cost. You don’t want to get further into the process just to find out that the utilities on the property will have a significantly adverse effect on your budget.

  1. How eager is the seller to sell the property? Is it an urgent sale or can it happen at any time?

Just as it is important to know why the seller is moving, it is also important to know how eager they are to sell and what their timeline looks like. If the seller needs to offload the house in a hurry, then perhaps they might be willing to consider a lower offer. But if the seller isn’t motivated, then the process might not move very quickly.

  1. What are the neighbors like? Have there ever been any issues?

You aren’t just buying a property. You are also going to be spending the majority of your time in a new neighborhood. Even if you like the property, do you really want to live in a neighborhood you don’t feel comfortable in? Ask the real estate agent about the neighbors and make sure there haven’t been any issues. You’ll also want to check online and look at the local shops and eateries. Visit a few and see if they match your lifestyle and meet your needs.

  1. What/where are the schools? How are they rated?

Schools are a huge issue for home buyers. You can check how the local school district is rated online, but nothing beats asking people in person. How do they feel the local schools are serving the students? Even if kids aren’t in your near future, the quality of your school district will eventually impact your home’s resell value.

  1. What other homes should you check out in the neighborhood? Why?

Real estate agents aren’t just selling one home. There are likely other sellers in the area that they represent as well. If you aren’t totally sold on the home you are visiting during the open house, ask the agent if there are any other homes nearby that you should check out. You’d be surprised how often buyers find helpful information this way.

What I personally love about Farmhouse Christmas decor is that is has such a cozy and inviting feel.  It has a natural and rustic element that embraces the outdoors – incredible textures and the smell of real greenery is Christmas perfection! I have started to add more Christmas decor to my scheme as it suits our existing decor and I love the relaxed and family friendly feel it has.

For me farmhouse style is all about simplicity.  Try adding texture elements to your decor – logs of birch wood in a bucket, basket or even just wrapped in a red bow – so festive and so simple! Try adding bowls with pine cones or nuts. Add some cozy textures like knitted blankets or stockings. Plaid (and buffalo check) is a great winter pattern and perfect for Christmas – add plaid in blankets or pillows. Add mood lighting with twinkle lights, roaring fire in the fireplace, tea candles and even flameless candles…Get crafty and make a popcorn or cranberry garland

Are you looking to breathe fresh life into in your home? Adding new decor will transform your rooms and make them more soothing and energizing. The good news is it’s very easy to add style to every corner of your home with some well-laid plans and a few accessories.

  1. Pillows, pillows, pillows

Pillows can add personality and color to any room. They can also be quite useful. A good place to start decorating with pillows is in your living room. Does your couch look a bit boring? I’m working with a client right now and we have been decorating her new home. It has been so much fun! Right now we are almost finished with her master bedroom. We have selected, ordered and placed almost all if the pieces – but we still have not decided on a rug. The look for her bedroom is soft, soothing and a beautiful space to relax at the end of a long day.  We opted for furniture with slightly darker than natural wood tones (but we wanted the wood look). The headboard is upholstered with tufting details and a wingback which adds so much presence in the room. The table lamps and accent mirrors will be flanking the bed for his and hers plus balance in the room.  The bedding is slighting more feminine with a modern floral motif but the grey and white tones keep it looking gender neutral.  The soft pop of lavender adds a splash of colour but it is soothing.

Stools are a kitchen island (or breakfast bar) essential! Much like lighting a kitchen bar stool can set the tone and add that needed dose of style into your space.  Stools should be comfortable (of course) but they should compliment your style and add to the room. We all have different elements on our checklist when it comes to furniture but these farmhouse stools that I sourced (likely) meet all of those expectations.

Emerald green was Pantone’s colour of the year in 2013 but it seems that this year (at least this fall) it is making a bit of a comeback.  Last week, I dragged my husband into a few home decor stores (I like to browse, he would rather do anything else that look at home decor).  I noticed so many deep and rich emerald green tones. I love them!

I love the luxurious and sophisticated element that emerald green offers to any space. Clean white (or almost white) walls have been the go-to for most home owners and decorators but lately I have noticed some designers opting for deeper jewel toned walls in smaller spaces like foyers and home offices.

Fall is finally here! Yep, I’m that person who just loves fall.  Sweater weather, plaid, boots, baseball ending and football starting, the trees, the apples the pumpkins, the crisp air….I love it all. Fall is a beautiful time of year with the changing of the leaves and all of the great textures.

 

Fall Home Tour

Once the kids are back in school, I honestly ask myself “Is it too early to decorate?” I do wait until it is officially fall to bring out my decor but it’s hard to wait! Let me take you on a tour of my home and how I like to celebrate the season with decor.

Front Porch

My home’s exterior is a fairly traditional Tudor style home. The front porch is fairly large but to be completely honest, my family does not enter our home through the front door just guests. But I love to use this space to celebrate this season (and every other season). My door is a creamy neutral tone so any wreath will stand out.  One of my favourite elements of fall is texture.  This wheat straw wreath is simple and I just love it!

 

 

Living Room

I personally prefer a more neutral and subtle fall decor look in my main living space. It is soothing yet still celebrates the season.  In the summer months, this Eucalyptus wreath is on my front door but I love it so much I decided to add it to my mantle.

I love this cute ‘Autumn’ garland.  In burlap and muted fall tones.  It plays into the rooms neutral colour concept, too!

About my brick fireplace, I will have to write a post about it….this I painted in a dry brush technique. I wanted to see some of the reddish tones of the brick but it was so dark, I wanted to tone the red down (and brighten up the room)

 

 

Fall is all about cozy nights by the fireplace. So knitted blankets are a must! Since you can only display so many on the sofa (and chairs), baskets are a great storage and display piece to play into the theme.

I’m a big fan of decorating with trays and I have on there on my cowhide ottoman, it holds our remotes, coasters and these cute decorative pumpkins that I found at Target!
